South Carolina Division recognized at 2019 PRISM Awards!

Congratulations to our South Carolina Division for receiving a ”Best Single-Family Home” award at the 2019 PRISM Awards on November 1st!  The PRISM awards, hosted by The Charleston Home Builder’s Association recognizes “excellence in the field of sales, marketing, construction, and the promotion of new homes.”

We are excited for our Magnolia design to be named as one of the best built homes in the Charleston area.

Last week Homes by Dickerson REALTOR/Broker extraordinaire, Peter Winkler, gave us the inside scoop on helping your kids (and grandkids!) relocate to your area. He returns this week with four key tips on another demographic he works with all the time: your parents.

While Peter jokes that your newborn baby and their cute grandkids are enough to make your parents move to the area , he shares extra wisdom to assist your parents through the transition.

Highlight the Great Retirement Lifestyle.

Showcasing the variety of community resources is one way to assure your parents that moving is a good choice. The Triangle area has a colorful culture, top-notch medical care and a lengthy list of organizations and recreational activities.

“I really don’t believe there is anywhere better than the Triangle,” Peter says. “It’s a great climate and a great location. Tons of people are coming from all parts of the country to live here.”

The prime location and all it has to offer can be a selling point. Your parents don’t just want a house; they want a community to put down roots.

Share Newsletters and Community Events.

Why tell your parents about the array of community events when you can just show them? Email them the HOA’s monthly newsletters to emphasize events geared towards adults in a similar life. Share information about the clubs and amenities, whether it’s pictures of the pickleball court or details about the bourbon-tasting club. Your parents will be able to lead their own life with the benefit of endless face time with their kids and grandkids.

Introduce Them to Customized Housing Options.

Children inevitably spread their wings and leave the nest as they get older. Whether they move for school, jobs or new opportunities, sometimes families end up spread out across the country.

At Briar Chapel, we’ve seen several families reunite within our community: grandparents on one block with the children and grandkids nestled in a spacious home just a few streets around the corner.

Relocating your kids and their families to the area can be exciting, but it isn’t always an easy decision. Peter Winkler, a broker/REALTOR for one of our builders, Homes by Dickerson, gave us a few tips to successfully help your kids (and grandkids!) relocate to a new area near you!

Experience the Community.

Next time your family and the grandbabies come to visit, take them to one of the events that the community you’re considering offers. This is one of the best ways for your kids and grandkids to get a feel firsthand if the community is a fit. At Briar Chapel, it can be as simple as a walk to one of our many parks to see a concert, a holiday-themed pool party at the Briar Clubhouse or lunch at the Veranda. Every grassy picnic and barbecue they attend at Briar Chapel will soon have them envisioning their own lives in the community.

Make Introduction, Make Friends.

Many young families are hesitant to move into their parents’ neighborhood, because they view these areas as retirement communities. Briar Chapel, in contrast, caters to a diverse range of families of all ages. Introduce them to the broad variety of their interest groups, whether it’s a golfing club or Fit4Mom, a Chapel Hill prenatal and postnatal fitness group that provides a network of moms to support every stage of motherhood. Share Research: Local Schools, Home Plans and Job Opportunities.

Before your kids come visit for the next holiday, do some of the legwork for them. What are the best elementary schools and daycares in the area? What about the type of homes available in Briar Chapel? If you prepare some of the initial research on local jobs and schools, the decision becomes even easier for your kids! For example, Briar Chapel hosts two schools on-site. Chatham County is home to Schools of Distinction, top SAT scores, “Teacher of the Year” awards and leading rankings from the US News & World Reportand The Washington Post.

Support Their Decision.

As Peter says, one of the most important tips is making sure that your kids feel like it is ultimately their decision to move here. Be strategic in introducing them to the community, but allow them to explore and weigh the options on their own. The good news is that once you’ve shown them the rich plethora of opportunities Briar Chapel has to offer, the community speaks for itself.!

Homes By Dickerson now in South Carolina!

Homes By Dickerson is excited to announce that we are expanding into the state of South Carolina, selling custom homes in Nexton, a master-planned community in the desirable Charleston area!  This opportunity will broaden the regional influence we have had since we began building and selling custom homes in 1975.  It also takes the number of markets we are currently selling in to three as we announced our move into the prestigious Pinehurst National No. 9 Golf Course Community last year.

Over the years, Homes By Dickerson has created a successful partnership in multiple neighborhoods with the award-winning developer Newland Communities.  After hearing of Newland’s venture into Summerville, South Carolina (near the North Charleston area), we were intrigued by the idea of working in another market and decided to begin brainstorming and researching the possibility.

“We wanted to make sure that the concept of building in a beautiful community near the coast was not just a fun and exciting opportunity but that it made sense for our company,” explains Brant Chesson, president and CEO of Homes By Dickerson.


Over the next year and a half, multiple trips were made to ensure that we understood the project by surveying the area, interviewing possible subcontractors and vendors, and becoming familiar with the geography and lifestyle.  We were pleasantly surprised at the progress already made in that area.

“It was attractive to us that the commercial spaces and apartment buildings were underway and that the Charleston market was ready for the growth,” says Chesson.

Our leadership team became very aware that the Charleston economy is booming and that South Carolina is doing an excellent job of bringing business into the state, especially this historic, coastal region.  Location is always key so Nexton’s proximity to the coast and convenience to I-26 (a major thoroughfare in South Carolina) increased the attraction.  Recent additions to the area of global firms such as Boeing, Mercedes Benz Vans, and Volvo only enticed our desire for inclusion into the Nexton neighborhood.

Another concern we had with moving into a completely new market was ensuring that the Homes By Dickerson culture would still be reflected in every step of the building process.

“We are different from a lot of our competition in that we offer high-performance green features and the ability to customize our homes with a very personal, hands-on and client-friendly experience,” clarifies Chesson.  “We just can’t teach that from four hours away.”

We knew that the only way this venture would be successful would be to draw from our existing group of talented, dedicated individuals.  Fortunately, the timing and challenge appealed to our then Project Manager Jonathan Bailey and Designer Rachel Bailey.

Jonathan, a Construction Management graduate of East Carolina University and seasoned custom home builder, now serves as Division President for Homes By Dickerson Charleston.  Rachel, an Interior Design major from Meredith College and member of the Interior Design Society, has taken on the role of Division Vice President.

“Jonathan and Rachel represent all aspects of our business from how we build and design our homes to how we interact with our clients,” confirms Chesson.

We are offering ranch and cottage home plans in the Nexton community featuring open-living concepts and first-floor master suites ranging from 1900-2400 square feet. Wendell Falls clears way for 2M square feet of commercial

The Wendell Falls master-planned community, just outside of its namesake town in eastern Wake County, is still just a shadow of what it could be in the future.

Open fields and mounds of dirt still make up much of the 1,100-acre property. Neat rows of single-family homes have cropped up, but only a little more than 400 of the potential 4,000 have been built thus far.

All that could change soon.

Construction is underway on the commercial phase of the Wendell Falls community, and plans are in the works for even larger development in the near future. Crews have begun work on a Cruizers convenience store at the development, being built by real estate developer Newland Communities. In March, a new childcare center will go vertical. But the bigger news is what lies just beyond the horizon. The Newland team behind the master-planned community is laying the groundwork for a grocery store, a medical facility and restaurant and retail space. All told, the commercial component of the project will total 2 million square feet.

There is even space for a corporate headquarters office complex, something that could help draw companies to the other side of Wake County. “This east side has been overlooked,” says Dan Klausner, Newland’s director of commercial real estate.

An 11-acre parcel has been prepped for a 100,000-square-foot medical facility, and one of the pads is in the final stages of negotiations with a tenant. Another 50-acre parcel is being graded to make way for retail space, restaurants and a new, higher-end grocery store. Work on the commercial side of the development comes at the same time that the developers are making headway on the residential component. More than 380 homes have been sold to-date, while another 680 lots are ready for construction. The work represents a significant about-face for the project, which was in limbo for years until Newland scooped it up in 2013 for $34 million. Development of the community had been suspended in 2008, after the original developer, Burroughs & Chapin, defaulted on a Wells Fargo loan. The bank foreclosed on the land two years later. When its complete, Wendell Falls could double or even triple the population of the town of Wendell, which had 6,745 residents in 2016, according to the U.S. Census Bureau.

And it could get even bigger. Those behind the development have talked about luring a larger company to relocate to Wendell Falls. The corporate headquarters site is 50 acres and could accommodate up to 6 million square feet. That would require getting additional approval from the town, but the potential is there, Klausner says.
Newland has offices in cities across the U.S. and also is responsible for building Briar Chapel in Chapel Hill.
