We continue to share how amazing the Wendell Falls neighborhood is from its gorgeous views and fantastic amenities to its friendly atmosphere.  This past weekend was yet another reason that our homeowners love living in a Homes By Dickerson custom design in Wendell Falls: the chance to ring in The Holiday Season with neighbors and new friends!

Homes By Dickerson was excited to participate in the annual Sip and Shop festivities in Wendell Falls, coordinated by Newland Communities.  Vendors from all over the area displayed their beautiful wares just in time for the gift-giving season as residents of Wendell and invited guests were able to tour our award-winning model home and enjoy delicious holiday refreshments!  Not only did guests have the opportunity to see firsthand our craftsmanship and attention to detail, but they also were able to envision their friends and family celebrating the holidays in The Home of Their Life!  This was a great opportunity for us to explain how they could receive $5000 towards any of our move-in ready homes if they go to contract by the end of the year!*

This is not by far the first homeowner event that Homes By Dickerson in Wendell Falls has been involved in and it definitely will not be the last.  We love any opportunity to connect people together in our custom-designed homes!  We received rave reviews from everyone who was able to attend and we are already looking forward to next year’s event!

As a home builder, our goal is to do more than just build houses.  Our passion is to build homes where people can share their lives with their neighbors, forming lasting relationships and a sense of community.  However, that is not always as easy as it sounds.  It takes a special group of homeowners who have chosen a neighborhood for the same reasons and it takes a builder who is dedicated to nurturing and developing those relationships.  Wendell Falls is the perfect example of that specific scenario.  The Homes By Dickerson homeowners who have chosen to call Wendell Falls home have naturally come together to start forming that bond.  Though they come from all walks of life (empty nesters, professionals, young parents, mature families), they have found common interests provided by the area, lifestyle and amenities of this award-winning community and have expanded upon that foundation to create lasting friendships.

In order to support the growing sense of community among our Wendell Falls homeowners, Homes By Dickerson decided to invite all of its Wendell Falls homeowners to a Fall Potluck in our new model home on November 17th!  Residents were encouraged to bring a favorite recipe to share with neighbors and the HBD team.  Bonds were strengthened, new friendships developed, and a good time was had by all!

Wendell Falls has created quite the reputation for putting on excellent events over the past few years.  I am not sure if it is the calming view of woods and water, the lush green grass and Carolina blue skies, or the fantastic amenities offered by this award-winning community but summer in Wendell Falls has become one of my favorites!  In just a few short weeks, we get to celebrate the beginning of the coming season with the 3rd annual kickoff to Farmhouse Jams!  I do not know about you but I cannot think of anything better than an evening which includes live music, delicious food, cold drinks and the chance to catch up with friends and neighbors.  Let’s go over that one more time: Farmhouse Jams equals music, food, drinks, and great conversation.  Check off all when you join us on Saturday, June 9th to hear The Boomers Band, live at the Wendell Falls outdoor pavilion.  We invite you to sit in our Homes By Dickerson VIP area where we will have blankets and chairs for your convenience as well as drinks and food tickets for your family!  Music begins at 5:30pm but plan to enjoy watching the sun set amidst the trees and look for flickers of light as the lightning bugs dance dance across the lawn.  Ahhh… life in Wendell Falls!

N.C. BUILDER DEBUTS TESLA POWERWALL UPGRADE

Homeowners at this Newland community can opt to go net zero with Tesla’s solar energy storage technology.

At Wendell Falls, a new-home community in Wendell, N.C., a one-of-a-kind energy storage system has been added to the list of green energy upgrades available to homeowners.

At Wendell Falls, a new-home community in Wendell, N.C., a one-of-a-kind energy storage system has been added to the list of green energy upgrades available to homeowners.

Raleigh, N.C.-based Homes by Dickerson, a Wendell Falls builder, partnered with Morrisville, N.C.-based Southern Energy Management (SEM) to install the first Powerwall at the community, one of the first uses of the Tesla product in the state. Developed by San Diego, Calif.-based Newland Communities, Wendell Falls encompasses more than 1,100 acres near Raleigh, N.C.

The Tesla Powerwall is a rechargeable lithium ion battery that works in conjunction with solar panels to store excess energy. By making this energy available on demand, day or night, the Powerwall roughly doubles the amount of solar energy that directly powers the home, according to Tesla. When used by homeowners on a time-of-use (TOU) rate plan, the wall can help save money by charging and discharging according to peak times and prices. The Powerwall also provides backup power during outages by automatically disconnecting from the grid and restoring power to a home for seven days or longer, Tesla says.

Homes in Wendell Falls have an average score of 62 on the HERS Index, according to the developers. Dickerson’s homes there are Energy Star certified and are certified Bronze by the National Green Building Standard, with features like low-flow fixtures and faucets, tankless gas heaters, and radiant barrier roof sheathing. Homeowners who want to ratchet up their home’s performance even more can opt for solar panels and a 13.5 kw/hour Powerwall, which can bring the home to net-zero energy.

SEM says the average cost for a solar array on these homes, which range from 2,000 to 3,674 square feet, is $20,000 to $25,000, and federal tax credits allow homeowners to deduct 30 percent of that cost. A fully installed Powerwall costs $10,000 in addition to that and is also eligible for the 30 percent tax credit.

Since tax deductions only offset part of the steep costs for these technologies, Graham Alexander, senior residential energy specialist for SEM, says the decision to upgrade comes down to a combination of factors. Although the price tag is a deterrent for some buyers, according to Alexander, others treat the purchase like an investment in a generator, which might not offer a financial return but does provide a homeowner peace of mind in an outage.

“It’s not as much wanting to save more money with the Powerwall as the security of knowing you have power in the event of a grid failure and a little more energy autonomy,” he says.

Not only are Powerwall users less susceptible to hourly fluctuations in the cost of energy, they’re able to monitor and manage their home energy usage through the Tesla app.

According to Homes by Dickerson superintendent Jonathan Bailey, buyers and homeowners with the budget to upgrade generally choose the upscale kitchen or other additions they will see and touch every day. However, the availability of these solar options and Tesla technologies is shedding light on the benefits of independent residential energy systems.

“We get asked about solar a lot more often today than we did four or five years ago, but the challenge is getting people to understand that it’s a long-term investment,” he says.

Even if the kitchen upgrades are winning for now, Alexander says interest in smart, renewable energy systems is rising across North Carolina. “There’s a strong trend toward clean energy and higher-end smart home technology. Producing your own energy and being able to store it and control when you use it – that’s the pinnacle,” he says.

Wendell Falls clears way for 2M square feet of commercial

The Wendell Falls master-planned community, just outside of its namesake town in eastern Wake County, is still just a shadow of what it could be in the future.

Open fields and mounds of dirt still make up much of the 1,100-acre property. Neat rows of single-family homes have cropped up, but only a little more than 400 of the potential 4,000 have been built thus far.

All that could change soon.

Construction is underway on the commercial phase of the Wendell Falls community, and plans are in the works for even larger development in the near future. Crews have begun work on a Cruizers convenience store at the development, being built by real estate developer Newland Communities. In March, a new childcare center will go vertical. But the bigger news is what lies just beyond the horizon. The Newland team behind the master-planned community is laying the groundwork for a grocery store, a medical facility and restaurant and retail space. All told, the commercial component of the project will total 2 million square feet.

There is even space for a corporate headquarters office complex, something that could help draw companies to the other side of Wake County. “This east side has been overlooked,” says Dan Klausner, Newland’s director of commercial real estate.

An 11-acre parcel has been prepped for a 100,000-square-foot medical facility, and one of the pads is in the final stages of negotiations with a tenant. Another 50-acre parcel is being graded to make way for retail space, restaurants and a new, higher-end grocery store. Work on the commercial side of the development comes at the same time that the developers are making headway on the residential component. More than 380 homes have been sold to-date, while another 680 lots are ready for construction. The work represents a significant about-face for the project, which was in limbo for years until Newland scooped it up in 2013 for $34 million. Development of the community had been suspended in 2008, after the original developer, Burroughs & Chapin, defaulted on a Wells Fargo loan. The bank foreclosed on the land two years later. When its complete, Wendell Falls could double or even triple the population of the town of Wendell, which had 6,745 residents in 2016, according to the U.S. Census Bureau.

And it could get even bigger. Those behind the development have talked about luring a larger company to relocate to Wendell Falls. The corporate headquarters site is 50 acres and could accommodate up to 6 million square feet. That would require getting additional approval from the town, but the potential is there, Klausner says.
Newland has offices in cities across the U.S. and also is responsible for building Briar Chapel in Chapel Hill.

Let’s Talk Design: An Interview with Turner Underhill

Have you ever walked into a model or staged home and thought to yourself, “Oh my, these designs are amazing!”

Everything flows together perfectly, the décor complements the home features, and you are instantly in love.

Working around gorgeous homes at Wendell Falls, I know the feeling well—which is why I was so excited to
down with Turner Underhill, the designer behind Homes By Dickerson’s custom plans in our community.
Read our interview below to hear what Turner had to say about inspiration, her favorite home so far,
and what sets Homes By Dickerson apart from any other homebuilder.

CB: There are so many great homebuilders in the Triangle. What sets Homes By Dickerson apart?

TU: Homes by Dickerson is not only a custom green home builder, but we also pride ourselves on the fact that
clients can walk through our spec houses and know that what they see is a “standard” option and would be
included in the base price of the home.  We have wonderful options in our standard levels and as a designer,
we work hard keep our programs up to date and current (like tile, flooring, and backsplash programs).
Since we are a custom builder, we can do just about anything for our clients but we have many
homebuyers who are pleased and happy with the standard options.

CB: What’s the first thing you think about when designing a home? Do you usually know
immediately the character of the home and what you want it to be, or does it come together
later in the project? 

TU: With each home I work on I come up with a theme.  I am given an elevation and a floor plan and from
there I create the bigger picture.  Whether it is a coastal farmhouse or masculine craftsman house, each home
has a main idea and I build on it from there.  I keep the theme in mind when picking exterior colors, interior
floor stains, backsplash tile, cabinet colors, etc.  A coastal farmhouse would be light and airy while a more
masculine house might have some stained elements and a darker overall color scheme.

CB: Okay I have to ask, do you have a favorite home you have designed at Wendell Falls so far?

TU: My favorite home in Wendell Falls so far is the Concord plan we built for Parade of Homes. It ended up
winning Gold in 2017 and our team loved the finished product! The theme for this house was actually a coastal
farmhouse and when you walk through the front door, you can see that come through and carry throughout the home.
